A developer in Harrogate is providing house-hunters with an opportunity to have a hand in the design of their dream home in one of Yorkshires most desirable locations.
Sitting on the picturesque south side of Harrogate within two miles of the spa towns main shops and restaurants, Fulwith Mill Lane is renowned for being one of the regions premium addresses. Its here that Zammitt Homes has embarked on a unique project that allows buyers to shape the way their home will look, inside and out.
Managing director Peter Zammitt is no stranger to residential development, having completed many successful projects from industrial conversions and exclusive apartments to luxury eco-friendly homes. This time, however, he wanted to do something different.
The five plots on Fulwith Mill Lane are in such a special location that I felt they warranted a more bespoke approach to design, he said.
The homes will be very exclusive and I knew that buyers in this niche market wouldnt want to compromise.
With that in mind, Peter asked Harrogate Borough Council planners to approve a flexible design that specified the size of each home and agreed options that allowed him to design the detail with the buyer without the need to renegotiate with planners.
Among the options for buyers is a lower ground floor leisure complex with an energy efficient indoor pool, which Peter has designed to cost just 2 a day to run.
Ive always enjoyed trying out new design features and have generally used my own home to experiment with ideas like alternative heat sources, super-efficient swimming pools and multimedia audio visual systems, he said.
Peter says his individual approach to designing and building the five luxury new builds at Fulwith Mill will complement existing properties.
Since Fulwith Mill Lane was first developed back in the 1950s it has been a place where people have bought plots and designed their own exclusive homes. It was originally a favourite spot with ICI executives who wanted to be close to the companys Hornbeam Park site and the railway line for commuting to London.
Its still an excellent location for commuting, within a stones throw of the station at Hornbeam and just off the A61 Leeds to Harrogate road.
The properties will have 4,000 to 8,000 square feet of living accommodation over two to four floors, with prices ranging from 1.5m and 2.8m.
The additional choices allow customers to really put their own stamp on their home to suit their needs and aspirations, adding value and changing a house into a home, said Peter.
Buyers are already showing a keen interest in this development, with a surprising number of enquiries coming from outside Yorkshire.
This spot is well-known locally for its exclusivity but the concept and the location have attracted interest from as far afield as Cheshire and the South East, said Peter, who has already sold two plots.
I believe that because buyers are being given possibilities rather than a prototype they are considering something they may not initially have been looking for.
