A pair of passionate property experts explain why they've set up their own business

Estate agents Georgina Buchanan and Deborah Mitchell have joined forces to create a new venture in Harrogate that allows them to utilise their passion for property.

Formerly of Savills, the dynamic duo have reinvented themselves as Buchanan Mitchell, a company of surveyors and estate agents aiming to bring something new to the North Yorkshire residential sales market.

We believe there is a need for a more tailored, bespoke approach to selling houses, said Deborah. Buchanan Mitchell differs from other agents in that we have chosen to manage a smaller portfolio of properties. This enables us to customise our service to meet the needs of our clients and invest the time required to ensure that we exceed expectations.

We are available to our clients whenever they need us. And, even at this relatively early stage, our client testimonies already demonstrate our commitment to providing the highest levels of service.

Deborah and Georgina have more than 30 years combined experience in the residential property market. In recent years they have seen significant changes in the dynamics of the housing sector and have pinpointed a real opportunity for a bespoke, client-focused agency that blends the latest technology with unrivalled levels of service.

The time was right to set up an estate agency with a difference, rather than attempt to bring the more established agencies kicking and screaming into the 21st century, said Georgina.

Deborah echoed her thoughts, adding: We saw that in a challenging market some traditional agencies continue to run large overheads supporting an out-of-date business model and paying premium rents for prime locations on the high street.

This results in high operating costs that are unsustainable and can only be maintained through charging 57inequitable fees. We want our clients to pay for our skills and expertise in selling rather than an ability to decorate an expensive showroom.

They claim they are not just making changes for the sake of it but because the modern market demands it. And, perhaps most importantly, because they knew they could deliver.

Bringing the finest properties to market and recognising the time pressures of our clients, we utilise state-of-the-art technology, together with an energetic, dedicated and proactive approach, said Georgina.

Deborah and Georgina have been overwhelmed by the support and loyalty shown by clients they have worked with before, as well as their valued contacts and friends. They have been genuinely surprised by the increase in activity levels both from vendors and purchasers.

They officially launched their new venture on March 1st this year and, within the first month, had already secured instructions on 18 properties.
We actually agreed sales in our first month on five properties and are delighted to have achieved our first exchange of contracts, said Deborah. We could not have hoped for a better start.
