West Heslerton - the Yorkshire village for sale at £20 million

Are you ready for a once-in-a-lifetime property investment?
What does £20m buy you these days? You could, perhaps, treat yourself to an Oliver van Meer-designed Nassima yacht and still have a million or so in your back-pocket. Or you might fancy blowing the lot on Sigmar Polke’s Dschungel (Jungle) painting, which went under the gavel at Sotherby’s for $27.13m.
But what if you suffer from sea-sickness and the subtle shades of Polke’s work don’t match your curtains? Well, maybe it’s time to consider investing your money in property – a whole village in fact.
The estate village of West Heslerton, near Malton, which is on the market with Cundalls for £20m, includes 2,116 acres of agricultural land, a 21-bedroom hall, 43 houses, sports and playing fields, the village pub/restaurant and a garage.
It’s been in the Dawnay family for more than 150 years but, after the most recent incumbent Miss Eve Dawnay died a spinster, her remaining relatives decided the most sensible option was to sell.
‘Miss Dawnay was a wonderful lady,’ says Cundalls director Tom Watson. ‘She was very kind and the property rents are – and have always been – very low. This has helped keep a vibrant village community with a mixed group of ages.
‘There are obviously a lot of people hoping that somebody with a similar benevolent nature will come along to take over the estate.
‘It would be perfect for somebody wanting to build up and leave a legacy. The estate has been very much untouched in the past 50 years and is now a blank canvas; ready to be shaped for the next.’
At the centre of the estate is the 21-bedroom West Heslerton Hall, which hasn’t been lived in for 30 years but has great potential as, perhaps, a country house hotel.
The sale also includes 2,116 acres of agricultural land, with a total annual rental and agricultural subsidy income of around £388,000.
‘While Miss Dawnay wasn’t one for country sports, there’s huge potential to develop the sporting side of the estate,’ says Tom. ‘For somebody who loves farming and field sports, finding an estate like this in a ring-fence has to be a dream come true.’
West Heslerton Estate is for sale by private treaty as a whole at a guide price of £20m. For details contact Tom Watson at Cundalls, 15 Market Place, Malton, North Yorkshire, YO17 7LP, call 01653 697 820, email firstname.lastname@example.org or visit cundalls.co.uk.
