Residential letting specialist Linley & Simpson has helped landlords to rent out their homes to more than 30,000 tenants since launching 15 years ago. And now, on the back of a thriving rental market across the countys most sought-after areas, two of the independent agencys nine offices are on the move themselves to flagship new premises.

The Harrogate branch has outgrown its Albert Street office and relocated to purpose-designed premises on the corner of Princes Square, while the Ripon team can now showcase properties from a bigger and better base in Old Market Place.

Both moves are designed to strengthen our presence on the High Street, as well as match our increasing online profile, said director Will Linley. The expansion is also a sign of our long-term confidence in Yorkshires future popularity as a place to live and work.

It coincides with the launch of a brighter and modern look for all our offices which captures our branding in an eye-catching way and features our new strapline: Letting is easy with Linley & Simpson.

With buyers battling to buy and sellers struggling to sell, there has never been a better time to be a landlord. We have a record 4,000 tenants on our interlinked database searching for a new home and one of our Leeds offices recently reported a near 70% increase in applicants.

There remains a lack of stock in many areas and availability is likely to narrow even more over Christmas and New Year.

Now is a perfect time for landlords to expand their property portfolio and for new investors to start one, said Will.

Linley & Simpson, a recent winner in the Sunday Times Lettings Agency of the Year awards, is well-placed to guide landlords through the rental process and achieve maximum returns.

Judges described the firm as a great business with a good eye for detail that offers consistently high service standards for both landlords and tenants and praised its use of technology, including an iPhone app and mobile site, and high staff retention rates.

Over and above the relocation of its Harrogate and Ripon office, the companys Swinegate branch in Leeds city centre has doubled in size and been refurbished after acquiring neighbouring premises.

Another striking feature is the introduction of illuminated window display cards.

Linley & Simpsons office at Station Road, Horsforth, has also been upgraded to reflect the new look and plans are being finalised for sister offices in Ilkley, Wetherby, York, Wakefield and Roundhay in Leeds to be modernised as well.
