A community approach is all important to West Tanfield's new luxury lodge park

A community approach to the creation of a luxury lodge park on the edge of a North Yorkshire village is key to its success say developers Photographs by Andy Bulmer
Location is at the top of everyones list when it comes to looking for that perfect property. But for Sarah and James Gawthorpe its also about that all important community connection.
They are creating a luxury lodge park on the edge of West Tanfield, a thriving village in North Yorkshire. The six-acre park location is beautiful, surrounded by farm fields and woodland. Just as important is the community atmosphere within the park and an appreciation of the special village on the doorstep, said the couple.
From the beginning, the Gawthorpes have aimed to involve the village in their enterprise, employing local trades and crafts people whenever possible. Its their aim too, to encourage lodge owners to become part of West Tanfield village life.
The idea of the lodge park has been welcomed with enthusiasm in the village. David and Carol Hammond, owners of the village shop and who run the local post office believe growth is good for West Tanfield. They arrived in the village less than a year ago and understand how important it is to become involved in life there. Its the best thing we have ever done, said David. Its been a steep learning curve and you have to be brave but we are turning the shop into a community store with local produceand I think our wines will suit new lodge owners very well, he added smiling.
The Bruce Arms is one of two successful pubs in the village. Its chef and owner, Hugh Carruthers, believes the lodge park will be good for business.
Its an exciting development, he added. His restaurant is known for its delicious fish dishes including grilled lobster, fresh East Coast crab, beer battered gurnard and Scottish creel caught langoustines in garlic butter.
Their 12.95 two-course lunch menu is just as tempting try the lightly spiced carrot, celeriac and parsnip soup, chicken liver parfait and toast followed by gruyere, chicory, peas, tomato and parsley salad with mustard cream dressing.
The Gawthorpes know new lodge owners will be more than impressed with West Tanfield as well as their bespoke cedar lodges. My dream is that we have 32 individual owners who really enjoy staying here; its a community thing for me, a community that engages with the village, said James.
The couple know the style of lodge they are creating has to be exceptional, different to anything they have seen on the market and yet still be available at an affordable price. They also want to get buyers involved right from the beginning.
Buyers can design their own layout; one bedroom, two or three bedrooms, bathroom, sitting room, separate dining room and kitchen, said Sarah. We will work with a buyer to create exactly what they want within their budget, she added. But if buyers just want to move straight in to a completely furnished and equipped lodge then that can be arranged too. Sarah is expert in creating warm and inviting interiors
